How we approach it
Sanding, staining and a fresh protective finish — often far less than replacement.
A scratched, dull or sun-faded hardwood floor is very rarely a floor that needs replacing. If there is enough wear layer left to sand, refinishing gets you back to bare wood and lets you choose a completely different color — for a fraction of what a tear-out and reinstall would cost.
We sand in stages, from a coarse cut that takes out the old finish and the deeper scratches down to a fine screen that leaves the wood ready to accept stain evenly. Edges and corners are done by hand so the perimeter matches the field instead of showing a halo.
You pick the stain from samples applied on your own floor, in your own light — not from a chip in a showroom. Then we seal and finish, and give you clear instructions on how long to stay off it and when furniture and rugs can go back.

How do I know if my floor can be refinished?
It comes down to how much wood sits above the tongue. Solid hardwood can usually take several sandings across its life; engineered plank depends entirely on the thickness of its top veneer. We check at a vent or a threshold where the edge of a board is visible and tell you what you have.
How long before I can walk on it?
That depends on the finish system we use. We will give you specific times for walking, moving furniture back and putting rugs down before we start, so you can plan around it.
